Two things surprise every Indian student in Australia: rent is quoted per week, and the rental market in Sydney and Melbourne is genuinely tight, low vacancy rates, queues at inspections, applications that feel like job interviews. Here is how to play it.

The standard smart play: book PBSA or a homestay for the first 4-8 weeks, then find a share house in person once you know the suburbs and have met potential flatmates.

Where to look

  • Flatmates.com.au is the main share-house market. Realestate.com.au and Domain for whole properties.
  • University housing services list vetted options and run noticeboards that scammers cannot easily reach.
  • Indian student groups on WhatsApp and Facebook fill rooms fast, with the usual caution about paying anything before viewing.

Bonds, rights and the rules that protect you

  • The bond (deposit) is typically 4 weeks rent and must be lodged with the state bond authority (like the RTBA in Victoria or the Rental Bond Board in NSW), never held personally by the landlord. A landlord pocketing a bond is breaking the law.
  • Fill in the condition report meticulously with photos on day one, it decides whether you get the bond back.
  • Tenancy laws are state-based and genuinely enforced. Tenants unions and university legal services help students for free.

The traps

  • Never transfer money for a room you or a trusted friend has not physically seen. Australia's version of the scam mirrors everywhere else: great price, landlord overseas, pressure to pay a holding deposit.
  • Beware hot-bedding and illegally overcrowded rooms, cheap but unsafe and can jeopardise your enrolment address records.
  • Check the commute at peak time before signing. A cheap room 90 minutes from campus destroys your semester more reliably than higher rent.
